Hi,
Just faced a problem with limiting grass area...
include area do not work correct, actually grass grow over surface edge for some reason
I tried to put exclude area on top - and still no luck

Thanks for provided screenshots. Unfortunately, in that case just from provided screenshots, is very hard to say what's causing this problem. Might be, that's this edge mode with translation (http://edge mode with translation) post related issue. In some cases high values used for Transform - Translation can produce that kind of troubles.
Anyway, would you please send us your scene through WeTransfer (https://www.wetransfer.com/) to support@itoosoft.com to analyse it here? Also please specify used 3ds Max / Forest Pack / V-Ray versions. Thanks in advance.

here is the scene, was trying to clean it up as much as possible
maybe some problem with grass mesh - as I used custom clump from evermotion

Thanks for provided scene. This problem is related to Global Scale of scattered items (in your case set to 200%). Actually, we've identified and fixed this problem as you can double check on this "Areas - edge mode - global scale (http://forum.itoosoft.com/index.php?topic=2849.msg10915#msg10915)" related post.
We have plans to release an update (with this bug fixed) in next few days, including another improvements. Meanwhile, please upscale your items used as Custom Object with the XForm modifier applied over your source geometry.
