Corner brick walls with gaps

Hi,

I am trying to create a 90º corner brick wall with gaps between the lines and rows of bricks but i am really struggling to make it work. Is there any simple way to create this? Any ideas or feedback are very very welcome  :D

I attached an image of the pattern that the corner wall has to have.
